What is a home inspection? A home inspection is a visua, non-invasivel examination of the home's systems and structural components.
What is the purpose of a home inspection? The purpose of a home inspection is to idenifiy existing or potential defects and possible safety concerns that may be hidden for the untrained eye.
Do only buyers need a home inspection? No. Sellers and well as investors should have their home(s) inspected also.
Why should a home be inspected? Buyers should have a home inspection to learn about the condition of their new or pre-owned home. (Yes a new home should be inspected also) Sellers should have their home inspected before putting it on the market. This is known as a listing inspection. Listing inspections reveal conditions the owner was not aware of. (See listing inspection tab for complete list of reasons to have a listing inspection.) Investors should have a home inspection to help them make a better informed decision on the cost of repairing their investment.
I'm fairly knowledgeable about homes, can I do the inspection myself? Most clients can not be completely objective about their own (future) home. The inspector does not have any emotional tie to the home and can give an unbais inspection.
How long does a home inspection take? On average it takes between 2 - 4 hours to complete a home inspection, but can take longer depending upon the size and age of the home.
Should I be there during the inspection? Although you are not required to attend the inspection it is recommended. Even if you cannot be there for the whole time, I strongly recommend you be there before the inspection is completed. This gives the inbspector an opportunity to show and explain some of the items and systems to the new home owner.
Can a home fail an inspection? NO!! The home inspection is not a test to be passed or failed. The inspection is only a means of letting the client know of any possible safety issues or defects observed.
Should the utilities be on for the inspection? Yes. In order to check all the home's systems, i.e., plumbing, HVAC, and electrica the water, electric and gas must be turn on.
When will I get my report? Your report will be e-mailed to you within 24 hours of the compeletion of the home inspection.

Should I every need my home inspected again? Yes. Just as your vechiles need check ups and maintenance regularly so does your home. You should have a maintence inspection every 12-18 months.
